A conventional loan is a mortgage that is not insured or guaranteed by a government program like FHA, VA or USDA. Most are conforming loans, meaning they meet Fannie Mae and Freddie Mac guidelines and fall under the annual loan limit — $832,750 for a single-family home in every Arizona county in 2026. Conventional is the most common type of mortgage in the country, and for borrowers with reasonable credit and some down payment it is usually the lower-cost option over the life of the loan.

It depends mostly on your credit and how long you plan to stay. FHA is more forgiving on credit and allows 3.5% down with a score as low as 580, but at that down payment its mortgage insurance stays for the life of the loan. Conventional needs stronger credit, but its mortgage insurance comes off automatically at 22% equity based on the original appraised value or purchase price (whichever is lower) or by requesting a new appraisal from your mortgage servicer when you have 20% equity and meet other conditions. The PMI falling off usually makes it cheaper over time for a borrower who qualifies for both. If your credit sits near the line, the answer is genuinely not obvious, and running the numbers both ways is the only way to know. We will do that before you apply. Conventional loans recently removed minimum credit scores but there can still be additional rules that make it more challenging for scores below 580 to qualify.

First-time buyers can put down as little as 3% on a conventional loan. Repeat buyers generally start at 5%. Putting down less than 20% means paying private mortgage insurance until you build enough equity, but it does not disqualify you, and waiting years to save 20% often costs more in rising prices than the mortgage insurance would have. We can show you what different down payments do to your monthly payment side by side.

You can request that private mortgage insurance be cancelled once your loan balance reaches 80% of the home's original value, typically with getting a new appraisal, and by federal law it terminates automatically at 78%. Rising home values or extra principal payments can get you there sooner. This is the main financial difference between conventional and FHA financing: FHA mortgage insurance stays for the life of the loan when you put down less than 10%, while conventional PMI is designed to end.

Getting your initial options from Agave doesn't require a hard credit inquiry. Our quick quote asks you to estimate your own credit range, or we can run a soft pull. You get to see where you stand before any true credit inquiry. If you decide to move forward with a full application, we'll ask your permission first and explain exactly what happens next.

A licensed Agave loan officer reviews your information and reaches out to talk through your options, usually within minutes. You'll get real numbers to look at, an explanation of the tradeoffs, and a straight answer about whether conventional is the right fit or whether an FHA or VA loan would serve you better. There's no obligation to move forward, and we don't sell your information or share it with other companies to market to you.
