I chose to work with Jacob because he was never pushy. I was cautious because there are so many scams out there. What impressed me most was that there were never any surprises — everything he told me would happen happened exactly as he explained it.

A jumbo loan is any mortgage larger than the conforming limit set each year by the Federal Housing Finance Agency — the maximum Fannie Mae and Freddie Mac will buy. For 2026 that baseline in Arizona is $832,750 for a single-family home. Some parts of the country have higher limits because local median prices are higher, but every Arizona county sits at the baseline. That makes the threshold simple here: in Arizona, a loan above $832,750 is a jumbo loan, wherever in the state you are buying.

The loan amount. A $1 million home with $200,000 down leaves an $800,000 loan — under the Arizona limit, so it is a conventional conforming loan, not a jumbo. Increasing your down payment can move a purchase from jumbo to conforming and change your rate and requirements along with it. That calculation is worth running before you assume you need a jumbo loan, and it is one of the first things we will look at.

More than on a conforming loan, though less than the traditional 20% in many cases. Jumbo down payments commonly start around 10% and rise from there depending on the loan size, the property, and your overall profile. Because jumbo loans are not backed by Fannie Mae, Freddie Mac, or a government program, there is no single rulebook — each lender sets its own requirements, which is exactly why comparing several matters more here than on a conforming loan. Agave offers jumbo mortgages with a minimum credit score of 680 and minimum down payment of 10%. Putting down 20% or more often opens up better interest rates.

Not always, and the gap is smaller than most people expect. Jumbo loans once carried a clear rate premium, but pricing now moves with lender appetite, and jumbo rates sometimes come in close to or below conforming rates depending on the lender and the borrower. Because there is no government backing setting a floor, jumbo pricing varies more between lenders than conforming pricing does. That variation is the argument for shopping the loan rather than taking the first quote.

Getting your initial options from Agave doesn't require a hard credit inquiry. Our quick quote asks you to estimate your own credit range, or we can run a soft pull. You get to see where you stand before any true credit inquiry. If you decide to move forward with a full application, we'll ask your permission first and explain exactly what happens next.

A licensed Agave loan officer reviews your information and reaches out to talk through your options, usually within minutes. You'll get real numbers to look at, an explanation of the tradeoffs, and a straight answer about whether a jumbo loan is the right fit or whether a larger down payment would put you into a conforming loan instead. There's no obligation to move forward, and we don't sell your information or share it with other companies to market to you.
